For self-builds, the cost difference of having a custom designed homed, compared to an off-the-peg one, is minimal.
However good the finishes are, if the design of the building is poor, the end result is bound to be disappointing. So, at the heart of our process is the design team, who can translate your ideas and requirements into a home that not only looks good, but will also work in terms of practical day to day living and optimum cost/performance.
No two clients are the same, and because people who decide to build their own home are doing so to achieve exactly the home they want, we do not have any standard designs or house packages to offer clients. Each home we design is a one-off, as each reflects the individual desires of the client.
We are very happy to work with your architect, too.
After an initial telephone conference or meeting at one of our offices or show homes, the next stage is for our architect to visit the site with you, so that he can gain a feel for the location.
The architect can then intelligently discuss your design brief and measure the options against your budget.
When the design is completed to your satisfaction, we are then responsible for submitting the plans for Full Planning Approval to your local authority. Because we regularly liaise with the planning officer during the design process, our applications tend to have a high success rate. Planning departments also tend to like our environmental philosophy and performance of our SIPS products.
Our Planning Contracts are completely separate from our Building Contracts, and although we obviously hope that you will want us to engineer and build your home, you own the plans and the rights to use them as you wish.
Our fees for the design and planning vary according to the architect you choose - Sir Norman Foster (not that we have had the privilege of working with him, yet) might well charge more than some of our local architects. However, we do operate a flat fee service for cost conscious clients who can work with one of our excellent local design partners.
